The part worth buying it for
We ran this ourselves and took it as far as two pairs of hands could take it. This is what we left on the table. None of it earns anything today, and all of it comes with the business.
The licence covers 8 rooms. Six are built. Adding the other two is building work, not a new application.
62 sq m — a 52 sq m room with a 9 sq m kitchen behind a wall. Ventilation, an extractor and a grease trap are already installed. We had a bar designed for it and never built it. The render is in the photos below.
44 sq m: a 23 sq m living room with kitchen and a 21 sq m bedroom. Identical to the furnished one beside it, and never fitted out.
Dorm beds and private rooms are priced separately and move by season and by day. The system is set up for it. It was never worked properly.
Timing
In Jomtien the year turns in November. From December to February the town is full and rates go where they like. Everything that earns in that stretch has to be finished before it starts.
That is the whole difference between taking this over now and taking it over later. Now you get the quiet months: build the two licensed rooms, open the ground floor, set your own rates and watch what they do. By November you are running. Take it over in November and you spend the season learning the building instead of working it, and the next chance to prepare is a year away.
The window. Build, fit out and test your rates while the town is quiet and mistakes are cheap.
The season opens. Whatever is finished by now is what earns. Whatever is not, waits a year.
Peak. The town is full and the rates are yours to set. This is the stretch the whole year is built around.
What already works
This side of it is done. You take it over as it is and it keeps running from the first day.
Where the bookings come from
Bookings come through four channels, and a substantial share of them are direct — repeat guests, walk-ins and people who find the place on their own. Those carry no platform commission at all, and that base transfers with the business. The exact split is something I'll walk you through in person.
The numbers
Operating since September 2025, so the record now covers a full high season and a full low season. Every booking and every payment sits in the property management system.
At a viewing I open it in front of you and you go through it yourself, bookings, payments and running costs. I'd rather show you the system than publish figures you have no way to check.

The company, the licence and the booking channels work today and need nothing spent on them to keep running. What isn't done is where the room is: two more rooms the licence already covers, an empty ground floor, an unfinished apartment, and rates nobody ever managed properly.
I ran it myself from the day it opened. I'm relocating from Thailand, and this place needs an operator. I'm a programmer.
